Overview: The focus of this article is to find solution to a question addressed in this, as how should an institutional real estate Investor proceed in the context of today’s market environment? In the context of trying to understand where we are and why, it would appear that the key factor to focus on is not the current recession but rather the end of the 30-year inflationary period, which ran from 1966–1995. The diminishment of inflation seems to be the only common factor that accounts for whole or great part. The answer to this question appears to be the advent of globalization and the related concept of increasing worldwide productivity. Globalization seems to be keeping a lid on prices in a manner and to a degree never before experienced. For when pension funds started investing in real estate in the early 1970s, everyone was looking for inflation hedge; and now, are pondering the implications of an extended period of low inflation, which leads to view that the raison d’ętre has become diversification and a return on equity, both relatively and absolutely.
