Overview: When it comes to selecting service contractors, not just anyone will do. Contractors can either help or hinder property managers. The right service contractor will ultimately require less of the manager's time, reduce the potential for problems, produce higher quality work, and, most importantly, help control and/or reduce operating expenses. The cost of a property's combined service contracts can amount to at least 25 percent of its total operating expenses. In addition, many contracted services such as janitorial, security and landscaping are highly visible and important to both tenants and prospects.
