Overview: The specialized design of list prices, referred to as "just below even" pricing, "charm" pricing, or "odd" pricing is the subject of the study presented in this paper and is referred to as "off-dollar" pricing. List prices cluster at certain intervals, and one considers off-dollar prices as those list prices that are strategically positioned at prices that are just off of traditional clusters of listing prices. This paper examines empirically the effect of such pricing on a property's selling price and marketing time.
