Overview: A wide variety of opinion exists concerning the applicability of appraisal standards to the valuation of contaminated properties. Opinions range from assertions that such properties are so unique or different from uncontaminated properties that appraisal standards do not apply at all, to assertions that contaminated properties are no different from any other property and therefore nothing special or different should be done to value them. This uniqueness does not preclude the applicability of existing appraisal standards to the valuation of these properties; it merely results in a more complex assignment.
