Overview: Of the four buildings in the Phoenix/Tempe metropolitan area that have earned the U.S. EPA/DOE Energy Star Label for Buildings award, two were developed and are now owned and/or operated by Hines. An important part of controlling the building's energy usage is the Trane Tracer Summit building automation system. Robert Bonilla, Hines' Engineering Manager at the America West building, uses the Tracer Summit system to closely control operation of the building's systems to optimize comfort while minimizing electrical usage and demand charges.
