Overview: This article discusses the commercial mortgage market and its perspective. Issuance in the commercial mortgage backed securities (CMBS) market continued to show strength in the first quarter of 1997, with total volume of $6.2 billion in the period. Although issuance is slightly off from the $7.1 billion issued in the first quarter of last year, at its current pace, issuance is on track to exceed the record level seen in 1996. The slight decline in issuance can be attributed to the large dollar denomination of transactions, whereby a single deal can tend to skew year-over-year period comparisons.
