Overview: This white paper seeks to provide a brief historical overview of the development of Internet advertising as it relates to the United States' residential real estate industry and to highlight the considerable potential harm posed to existing real estate brokerages by the foreseeable misuse of certain, otherwise generally beneficial, Internet technology. While the creation of Internet Data Exchange ("IDX") and Virtual Office Web sites ("VOWs") may provide real estate consumers additional outlets to search for homes and property, as well as local real estate offices and sales agents, both approaches present the potential to undermine the profitability of real estate brokerage firms and increase costs to consumers.
